A lot of times I’m asked as an appraiser, when I come to a home and the home has a septic system, what is the appraiser looking for? Well there are three things that stand out:

One, the appraiser is looking to see if there is any observable evidence of septic system failure.

Another thing the appraiser has to know is, are septic systems common in the subject’s neighborhood? Are the homes that the appraiser is comparing the subject to determine value, do they also have septic systems?

And lastly, is a public sewer line hook-up available to the subject?
Those are just 3 things that relate to septic systems that appraisers often wanna know.
